You can sell your home or land for cash quickly.., or simply let us List your home or land for its Market Value to try to get more out of it. There are certain restrictions and conditions that apply such as the selling agent fee and Escrow/closing costs that you will need to be made aware of. I will allow you the time you need to have any offer I make looked at by your Attorney. Any transaction must be completed and reviewed by a Licensed Title & Escrow Company such as Chicago Title, Lawyers Title/Escrow etc. using Contracts approved by Attorney's of the NWMLS (Multiple Listing Service) and TAPCAR (Tacoma Pierce County Board of Realtors). Why we do it? For profit of course. Pitfalls? Yes there are many. We have bought homes and later found out that more was needed to bring them up to code for re-sale than we had thought, it can be a nightmare. We have even lost money on some, but in the end its just business. We do a careful CMA or Comparative Market Analysis based on similar homes that were sold nearby within the past 6 months. We then add up the estimated costs of all repairs that are evident, plus bringing the property or home up to code. Investors loan us money so there is also the cost of paying them back with interest. Advertising and promotional costs plus closing costs upon re-sale also end up effecting our bottom/net profit a lot. Buying cheap and
selling high just does not work in this market. Its a Buyers Market as
of this writing and we must sell low or the house will simply NOT
be sold. There are many homes on the market right now (4,000 plus
in our area) and many are too high and are not selling. Plus if the
property/home is too high priced the Bank will not finance it. If this
were a Sellers Market we would still buy low, but be able to resell
higher for a bit more profit. Money is real tight right now and
