  A pre-foreclosed home is simply a home that needs to sell to avoid a foreclosure. It may or may not be on the market. We make an offer on such a home without the pressure and hassle of a typical foreclosure proceeding where many other buyers may be bidding. Many of these are Short Sale properties. 

  Many home owners are in trouble financially and must sell. This can be due to a bankruptcy, divorce or a job change...along with many other reasons. If these homes are repossessed the Lenders or Banks MUST sell these homes, and not only will the owner loose their home but a Full Bank Foreclosure is like a Bankruptcy..., it will stay on the owners credit record for up to 10 years, making it hard to purchase another home when their finances are more stable.

  The first step is to identify these homes that have NOT gone to foreclosure yet. Which ones of all those on the market are in dire straights, distressed or about to go into foreclosure? Once we find that out, you will be able to choose which home suits you the best. We then will put together an offer based on knowledge of what the owner paid for the home, what they owe and what we think they may take to sell at a desirable price. Some owners will literally walk away with nothing just to save their credit, we have even seen some who have paid money out of their pocket at Escrow just to get the deal done ...just to avoid having the repossession on their credit history.
