Foreclosures and Bank Repos can be due to financial issues, bankruptcy, divorce or a job change...along with many other reasons. If these homes are repossessed the Lenders or Banks MUST sell these homes, but they hold all the cards. There is often multiple offers on the same property. Banks or Lien Holders put a minimum price on their properties that they must receive, but you will NEVER see that actual price disclosed or posted anywhere normally. They hope that a buyer will step up, want the home and pay a better price. If and when a home does not sell through traditional means, the Lien Holder will Auction it off.... but be aware, they still have a minimum price. If that price is not met..., then the property becomes an REO, or Bank Owned property. Even then, they will not sell below their margin. * If a Real Estate Owned, REO, property is not sold via the bid process it is because a high enough offer did not come in. Its not like the old days.... you can NOT buy a home for a dollar. If not sold while your offer is in place, then generally they will re-open to bidding. Please be aware that you will NOT be the only person allowed to put in an offer on a property at one time. You must be sure of what your offer is. If you are "fishing" or "speculating" on a property or several properties by putting in abnormally low bids.... I may not work for free. You may have to pay me an up front fee, as most crazy low bids will simply be a waste of my time. For those people who are new at this, trust me... there is NO SUCH THING as a free ride or buying a property for only a couple hundred dollars etc. as you may have seen on TV. With very few exceptions, these are mostly false claims. I work with investors daily and even I personally bought 4 homes and a Duplex in the past few months, so we are savvy about the market and where the good deals may be found. Banks and Lien Holders are not stupid, they must also answer to their investors/owners etc. - EVEN REO PROPERTIES ARE NOT SOLD OFF CHEAP. There are ways to find exceptionally good bargains on properties, but I do not share that with everyone naturally. Suffice it to say, its not rocket science. The smart and savvy Investors put a "Team" around them that they can use as needed to do what one person alone would probably not be able to do. I myself have my own team.
